Traditionally spring and autumn are the two distinct periods for selling property – but this year “that hasn’t made a scrap of difference”.
“If you want to put your house on the market and you price it right, they’re selling whether it’s winter or summer,” Ms Hogan said.
“The residential market has been quite buoyant especially in the last six months.
“There is lots of houses being sold and at the moment from the bottom of the market to the top – is selling.”

The local agent said Christmas and new year is also usually quiet in the property game – but this year it seems nothing can stop the selling trend.
Meanwhile, Ms Hogan said the rental market can get a little busier around the new year with people moving around for new jobs.
“The market has changed a lot in two and a half years,” she said.
“Prior to that it was people buying for investments and getting in on the tomato farm boom.
“That boom has stopped and there’s plenty of houses now to rent in Guyra.”
Ms Hogan said some buyers are Armidale families looking to get more for their money.
“There’s still investors out there looking as well, they’re just probably not as abundant as owner/occupiers are at the moment,” she said.
“If this new abattoir comes – that will change our whole market outlook again and we’ll probably see an increase in price.
“It’s all relative to what is going on at the time and right now we don’t really have that big industry bringing people in that have a lot of money to spend.”
As for next year?
“It’s still going to be buoyant,” she said. “If you’re thinking about putting your house on the market I think, just do it but talk to the agents about getting it priced right. The houses selling are the ones that are priced right.”
