It is often said the three most important things to consider when purchasing a property are location, location and location.
“Echo” exceeds this criteria. It adds “quality”, “space” and “elevation” for a start.
From the quality of the revamped kitchen with views across Armidale, to the large but cosy living areas complete with thick wool carpet, this house is a home.
It is less than two kilometres from Armidale’s boundary and about five minutes drive to the University of New England.
Echo has a spacious, five-bedroom homestead. The kitchen has been remodelled and enjoys extensive views to the east. There is an induction cook-top and a pantry cupboard.
Living areas include the main lounge room, which leads out to the north facing sunroom. This room has alsonite roofing and acts as a heat bank in winter months. There is an easterly facing parents’ retreat and a large rumpus room that could perhaps be converted to a separate unit. Other heating is via an open fire in the lounge room, and gas heater in the family room.
The five, freshly painted bedrooms all have built in wardrobes. The main bedroom has an en suite complete with spa bath and shower recess.
A three-car garage is incorporated into the home. Outside, sheds can accommodate a further four vehicles. The other main shed currently houses a motor home.
A tennis court is sheltered by a strategic row of trees, and is located on the way in to the homestead.
Echo has about 160,000 litres of rainwater storage on-site. Additionally, a spring fed dam supplies a 22,000 litre tank for paddock stock water.
The property has seven fenced paddocks and a small set of cattle yards. It is estimated to carry about 90 dry sheep equivalents.
